Music legend Jon Bon Jovi has decided to sell his Nashville bar, JBJ’s Nashville, a little more than a year after its grand opening. The news comes with a jaw-dropping $130 million listing price, placing the venue among the most expensive entertainment properties in the city.
A Short-Lived Venture on Broadway
According to Surmount CRE, the real estate firm handling the deal, the venue is “the tallest bar on Nashville’s Lower Broadway” and represents “a once-in-a-generation opportunity to own a trophy asset.” Located at 405 Broadway, JBJ’s Nashville covers more than 36,700 square feet, making it the second-largest venue in the area.
The property is being offered as a 20-year triple-net (NNN) sale-leaseback with a 2% annual rent increase, a deal structure often attractive to large investors.
Inside JBJ’s Nashville
The bar officially opened its doors in June 2024. Since then, it has become a staple in the bustling Broadway entertainment district. The venue features:
- Eight bars
- Five floors
- Three live music stages
- Two rooftop areas, including the highest rooftop bar on Broadway
JBJ’s also includes unique attractions like a tattoo shop, a mechanical bull, and NFL Sunday Ticket broadcasts, creating a mix of music, sports, and nightlife. Every floor is filled with Bon Jovi memorabilia, making it both a tribute to the band and a major tourist draw.
Jon Bon Jovi’s Nashville Connection
For Bon Jovi, Nashville has always been more than just another city. The rock icon has recorded several albums there, with many of his band’s greatest hits written in Music City.
“This is where all kinds of musical styles have come together for decades now,” Bon Jovi once told Backstage Country. “It’s a place we’re very familiar with. We’ve done several albums here. So many of our big hits were written here, and now we have a place to call home.”
The singer also fondly recalled writing the song “I Love This Town” from the 2007 album Lost Highway, inspired by everyday moments in Nashville.
What’s Next for JBJ’s Nashville?
With its prime location, expansive size, and strong brand recognition, JBJ’s Nashville is expected to attract significant attention from investors in the hospitality and entertainment industry. Whether the new owner will keep it as a Bon Jovi-themed venue or rebrand it entirely remains to be seen.
